AS A BUYER: Make it a part of your purchase agreement with the Seller as a contingency pending your approval. Home owners can also use this inspection for their one (1) year builder warranty list.

The inspection informs the Seller/Buyer of the visual non-intrusive integrity of the home enabling them to make an educated decision on purchasing or selling.

Although the process of buying a new home is very exciting, it can be overwhelming. While the home you have selected may appear to be just what you're looking for, unknown deficiencies can turn your investment into a costly one down the road.

My Inspections are dedicated to providing you with valuable information about your new home. I thoroughly inspect all major components of the property to expose unknown deficiencies and advise you about future maintenance for your home. I will give you the information you require to make an informed decision.

One of the pledges I make to my clients is to provide the best communication possible and to never consider myself finished until I have answered ALL questions and the client indicates he/she completely understands the condition of the property.

The report contains items regarding the visual deficiencies observed on the date of inspection ONLY.

The inspector is not required to move furniture, move stored goods, enter hazardous areas, perform destructive testing, dismantling of any mechanical equipment or climb on the roof if unsafe to do so.

Pre-Inspection Checklist:

Inspectors are prohibited from repairing or replacing missing or broken items. We can only inspect what we can readily see and access. In order to receive the most efficient inspection and prevent call back charges, please review the following pre-inspection items:  

1. Confirm gas, water and electricity are turned on and all pilot lights are burning.

2. Ensure pets or other animals are cared for during the inspection.

3. Replace any burned out or missing light bulbs.

4. Test all smoke detectors and replace batteries as needed.

5. Clean or replace dirty A/C filters, verify proper fit and they are secure.

6. Differential air temp readings will be impacted by dirty filters.

7. Move any items stored or stacked against the foundation.

8. Remove/unlock any locks on gates, service panels, Special closets, and storage areas.

9. Confirm that areas to be inspected are free from being blocked by furniture, clothes, vehicles, or any items that will restrict access by inspector.

10. Areas of special interest are outlet plugs, service boxes, panels, kitchen appliances, attic access, crawl space access.

11. Trim any vegetation away from A/C compressor.
